I’m showing you how to sell your home a lot faster in this fall season. We’ll talk about home electronic home automation also decluttering / staging and also curb appeal. So the real estate minute is going to work like this: there are three segments, one minute each, three minutes total. Let the real estate minute begin.
Home electronics and automation are all the big wow the buyers are looking for in this fall season. Now here are just a couple of the items that are some of my favorite that if implemented correctly, could sell your home a lot faster. The first one is the Sonos speakers. Now with Sonos you can put them all around the house and connect them to your Alexa and just use your voice to be able to control the volume and anything that you’re listening to. The second one is the Nest Protect. It’s both the camera and a thermostat connected by Wi-Fi. So if there was ever a fire, it uses both wavelengths to be able to detect either high or low raging fires. And the third one is the Lutron blinds. With the touch of a button or the use of your voice, you can use your Alexa to open and close your blinds at any time from any location around the house. Now, there’s a lot more electronics out there, a lot of great gadgets, but these are my top three favorites that you have to include if you’re ready to sell this fall season.
Curb appeal is essential when marketing your home this fall season. Now as an agent anytime I put a photo up on the internet we always use a front facing or a back facing photo. So you want to make sure that your house shines. Now here are a couple minutes tips. Number one is fresh paint. If your house looks a little tired, a little fresh paint in the front backyard, windows, gates will make it look like a completely new home. The second tip is greenery. Make sure that the grass is green. There’re trees, flowers, shrubs. This will really bring in that emotion that people are looking for when walking inside and outside of your house. Number 3 is lighting why not make the house look beautiful not only during the day but also at night. And the last one is power-washing. Make sure that you power-washed house, the driveway. This will really spruce up the house so that when people walk through the home it’ll look like completely new property.
Staging and decluttering is something to definitely consider if you’re looking to sell your house in this fall season. Now, I’m going to make it very easy and simple with just a couple of quick tips. Tip number one: if you’re selling your home, and there’s no furniture inside, you definitely want to stage. You want people to really feel space feels like and you definitely want to connect them not just physically but also emotionally. The second one is decluttering. You really want to make sure that you find pieces that really fit each room because remember we’re trying to maximize the space and make the space look a lot larger so that way you get more money in your pocket. The last tip is the removal of personal items. My favorite example is family photography. I always recommend that the family photography be put away. Well when a buyer is walking through the home and subconsciously, they see a picture of another family that lives there, well somebody already lives here, I probably can’t move in.
