Hello and welcome to the real estate minute. I’m your host Ivan Estrada with Ivan Estrada Properties at Douglas Elliman. In this episode, we’re going over three very exciting new developments. The first one in New York City called Sister City, then we’re down to North Miami to Sole Mia and last but not least to the W Residences and Hotel in Aspen. So the real estate minute is going to work like this, there are three segments, one minute each, three minutes total. Let the real estate minute begin.
Formerly known as the Salvation Army building, this 107 year old relic is getting a facelift. The Ace Hotel has bought this property and is now calling it Sister City, which is the sub brand of the Ace Hotel. This 17-story building is going to have 200 guest rooms. This is going to be a micro hotel, so it’s going to be pretty small. Ranging from 160 square feet to 262 square feet. With amenities such as a rooftop bar, a fitness room, and a lounge restaurant downstairs. The prices for this hotel are going to range between the prices of $180 to $252 per room. There is a lot of buzz and excitement on the Lower East Side of Manhattan, so make sure you visit this fall of 2019.
North Miami Beach was not a place you wanted to be. Just recently it was a toxic landfill and until now cleanup has begun to start this new project called Sole Mia. It’s a hundred and eighty-four acres of mixed-use project with $4 billion in investment. This mixed use project will have 12 condo towers, 2 apartment towers, a swimming lagoon, a medical center, and of course some office space. The Sole Mia project has gotten the opportunity designation which would give the mega project more than $100 million in additional returns according to Bloomberg. Now here’s a little bit more information on the project. It will be a total of sixteen hundred apartments, a hundred and seventy-five thousand square feet of retail, a hundred fifty thousand square feet of office space, hotels, and schools. For those of you that are looking for great investment opportunity, Sole Mia might just be the ticket.
World renowned for its skiing, Aspen is getting a new addition that is creating a major buzz. I introduce to you the W Residences and Hotel. Complete with 11 fractional residences, this mix of mountain chalet, renaissance, and contemporary mixture is going to sell out sooner than you think. Of the 11 fractional units, there will be six 3-bedrooms, 3 and a half bath at about 2,100 square feet. And five 2-bedrooms, 2 and a half bath, at about 1,600 square feet. Beautiful open floor plan, beautifully designed, and of course a beautiful balcony with views. Some of the amenities include a 24-hour front desk, concierge, housekeeping, business center, ski locker and much much more. Prices on theses fractional units are still unknown with a completion date of December 2019.
